Maui Real Estate - The real estate inventory is gradually decreasing with a high of 805 condominiums for sale in April, 2009 and we have now worked our way down to 636 at 11/2/09 condominiums. We anticipate the real estate market will continue to soften on Maui for the next few months and gradually stabilize and reverse its trend. This is a Buyer’s Market now after having been a very strong Seller’s Market and this will eventually even out. Prices are low and financing is still attractive and interest rates will continue increase so buyers should not wait too long.

The West Maui real estate market continues to favor Buyers with Sellers willing to negotiate their prices. We are either at the bottom or will be in the next three to six months. Once the bottom is achieved prices will likely remain at that level for six to nine months before changing direction. Buyers in the market currently, for the most part, are looking for deals or the lowest prices. We are seeing improvement in the number of showings and increased bookings for vacation rental. The current inventory of West Maui condominiums for sale is now at 636 (at 11/2/09) and on the same month in 2008 it was 715 and this is an improvement with inventory going down. Properties are requiring more time to sell such as five to six months and Buyers have a much larger inventory of properties for sale to choose from. If you’re curious about current trends in Maui real estate and where the market is headed, the answer is - it depends on Location - it depends on if it is condominium or single-family residential - it depends on whether you look at volume, average or median prices. In the current Maui real estate market, the for sale inventory continues to increase and prices are typically flat or have decreased.

The condominium for sale inventory since July, 2005 has been as low as 165 and was up to 805 in April, 2009 with the currently inventory of 636 on November 2, 2009.

2007 - The total condominium sales for West Maui during the month of January, 2007 there were 37 sales and the total value was $33,091,000.00; February, 2007 there were 26 sales with total value of $16,330,000.00; March, 2007 - 32 sales with total value of $24,121,000.00; April, 2007 - 27 sales with total value of $16,766,000.00; May, 2007 - 28 sales with total value of $30,774,929.00; June, 2007 - 28 sales with total value of $18,917,000.00; July, 2007 - 21 sales with total value of $13,314,200.00; August, 2007 - 32 sales with total value of $33,258,999.00; September, 2007 - 23 sales with total value of $24,701,900.00; October, 2007 - 42 sales with total value of $28,159,900.00, however this included a packaged sale of 19 units at Aina Nalu in Lahaina; November, 2007 - 15 sales with total value of $15,930,000.00; and December, 2007 there were 13 sales with total value of $13,335,500.00. For 2007, the Month of December saw the lowest number of sales in 2007. The monthly average sales were 27 sales per month with the average sales value of $22,391,702.33 per month.
2008 - The total condominium sales for West Maui during the month of January, 2008 there were 20 sales and the total value was $16,184,800.00; February, 2008 there were 20 sales and the total value was $14,414,584.00; March, 2008 - 26 sales and the total value was $20,079,000.00; April 2008 - 28 sales and the total value was $20,488,500.00; May 2008 - 22 sales and the total value was $20,055,000; June 2008 - 14 sales and the total value was $11,957,000; July 2008 - 10 sales and the total value was $6,955,999; August 2008 - 13 sales and the total value was $8,055,000; September 2008 - 12 sales and the total value was $6,707,122; October 2008 - 12 sales and the total value was $8,042,500; November 2008 - 10 sales and the total value was $8,444,000; and December 2008 there were 6 sales and the total value was $6,265,000. Condominium Sales in 2009 - The total condominium sales for West Maui during the month of January, 2009 there were 76 sales and the total value was $95,573,286.00; February, 2009 there were 54 sales and the total value was $68,795,841.00; March, 2009 there were 37 sales and the total value was $32,979,595.00; April, 2009 there were 23 sales and the total value was $13,142,872.00; May, 2009 there were 11 sales and the total value was $8,879,500.00; June, 2009 there were 18 sales and the total value was $12,530,000.00; July, 2009 there were 28 sales and the total value was $30,196,900.00; August, 2009 there were 25 sales and the total value was $17,891,397.00; September, 2009 there were 14 sales and the total value was $5,684,550.00; and October, 2009 there were 23 sales and the total value was $14,202,856.00. From January 1, 2009 to November 1, 2009, the average monthly sales were 31 sales per month with the average sales value of $29,987,679.70 per month.
The West Maui Condominium sales in 2009, has been adjusted to accommodate the reported sales at the Honua Kai Beach Resort located in Kaanapali, which were recorded late in to the Maui MLS.
We have gone in to the Maui MLS database and pulled information for 2000 through 2008. In 2000 - 654 condominium units sold in the West Maui area for a total value of $209,064,010; in 2001 - 605 condominium units sold for a total value of $271,681,337; in 2002 - 730 condominiums sold for a total value of $240,178,915; in 2003 - 737 condominiums sold for a total value of $319,748,466; In 2004 - 700 condominiums sold for a total value of $375,033,467; in 2005 - 682 condominiums for a total value of $408,582,315; in 2006 - 435 condominiums for a total value of $351,782,614; in 2007 - 327 condominiums for a total value of $271,290,428; in 2008, - 193 condominium units sold for a total value of $147,648,505; and from January 1, 2009 to November 1, 2009, - 309 condominium units sold in the West Maui area for a total sales value of $299,876,797.00.

For the time period of 1/1/2009 to 7/31/2009 the average price for a home on Maui was $741,097 which is down 17% for the time period of 1/1/08 to 7/31/08 when the average price was $891,812. For the same time period the average price for a Fee Simple condo on Maui was $750,556 which is down 25% for the same time period when the average price was $996,636 according to the RAM (Realtor Assoc. of Maui) statistics. Condo sales in Wailea, Makena, Kapalua and Kaanapali are having an impact on the Fee Simple Condo average price by increasing it.

Some recent and past news about what is going on in Maui & Hawaii
Weather - As I am writing this newsletter today, November 3, 2009, it is about 84 degrees and partly cloudy and a beautiful Maui day. Evenings are a little cooler but climate is near to perfection as you can get.
Chinese Hainan airline to fly to Hawaii - The U.S. Department of Transportation has approved flights for Chinese Hainan airline to fly to Hawaii. The trips will not begin until early 2010 and will initially be once a week. Chinese Hainan is privately owned and currently flies four times a week from China to Seattle. State statistics show approximately 60,000 visitors visited Hawaii last year.
Interisland Airfares Expected To Increase - With the merger between Mokulele Airlines and Go! Airlines, along with Hawaiian Airlines' decision to eliminate 5% to 8% of its interisland passenger seats it is expected that ticket prices will be in the $70 to $80 range. The airline's decision to shrink the number of passenger seats by 5 percent to 8 percent next month combined with the merger between Go! and Mokulele means that the passenger capacity for the entire interisland market will be down 12% to 15% later this year. During the past month, crude oil prices have risen about 20% to about $80 a barrel, adding millions of dollars to the local carriers' operating costs.
Kapalua’s Maui Land & Pineapple Co. Writes Equity Down - The Company reported a $25 Million loss for the third quarter of 2009 which includes $22.8 million on the company's investment in Kapalua Bay Holdings. The company has lost all of the money it originally invested in Kapalua Bay Holdings (Kapalua Bay Residences). The resort segment reported an operating loss of $2.7 million for the quarter - compared to losing $5.7 million for the same period in 2008. Agriculture reported an operating loss of $4.1 million - a big decrease from the $9.5 million loss it reported at the same time last year. While development took the hit for losses on the Kapalua Bay investments, it also recorded profits from two land sales: the 125-acre Makana Estates in Kapalua, which sold in September for $10 million; and a 3.4-acre executive residence on Inu Place in Kula, sold in August for $1.4 million.
Maui Selected As Best Island In The World - The Conde Nast Traveler Readers' Choice Awards poll for the nineteenth straight year chose Maui as the "Best Island in the World" with a score of 90.1. Maui and Lanai hotels dominated the "Top Hawaii Resorts" category with four of the top five resorts coming from the county. They were: Four Seasons Resort Maui at Wailea, No. 1; Four Seasons Resort Lana'i, The Lodge at Koele, No. 3; Hotel Hana-Maui and Honua Spa, No. 4; and Four Seasons Resort Lana'i at Manele Bay, No. 5. The second-ranked Hawaii resort was the Four Seasons Resort Hualalai on the Big Island. Other top-ranked Maui properties included: The Fairmont Kea Lani Maui, No. 9; Grand Wailea Resort Hotel & Spa, No. 12; Ritz-Carlton, Kapalua, No. 14; Hyatt Regency Maui Resort & Spa, No. 15; and Westin Maui Resort & Spa, No. 20. Maui County captured nine of the top 20 spots.
Maui hotels Achieve Close To 66% Occupancy - This is not great but an improvement over the 55% in May of this year. The hotel operators did it by slashing prices. The rack, or standard, rate for a room on Maui was $232, a drop of $56 from the year before, when occupancy was a comparatively anemic 69.1 percent. The visitor industry downturn is now well into its second year. Total hotel industry revenue was $238 million less this summer than last summer and $374 million less than three summers ago in the record year of 2006. Maui has more luxury rooms than any other county, and it doesn't have any rooms that Hospitality rates as budget.
Maui Electric Rates Expected To Rise 10% In 2010 - The money is needed for capital improvements and increased operating and maintenance costs such as the cost of upgrades to MECO's most important generators at its Maalaea plant, as well as other improvements to the existing electrical grid. No new generators would be added under the proposal.
Continental Airline Adds Maui Flight - Starting March 7, 2010 a daily flight between Maui and Los Angeles will be added and it will add a second Honolulu-Los Angeles daily trip and begin a Honolulu-Orange County run four times a week. The Airline's move runs counter to recent decisions to cut flights.
Lahaina Community loses Tom Rosenquist - Tom was a man who lived on Maui for a relatively short period of time, but his philanthropic contributions to the future welfare of the people here — particularly in the area of the education of children - will long be admired and appreciated. A founder, former board president and continuing advisor and financier of Maui Preparatory Academy in Napili. His vision was to create an independent college preparatory Pre-K-12 school to serve the educational needs of all the children of West Maui. His business expertise formed support groups through the MPA Founders LLC and the Maui Prep Angels funds, providing the financial base for the current $6 million campus and stabilizing the future of the school.
The Wine Corner Replaces Mr. Wine In Lahaina - Mr. Wine closed its doors impacted by the economy and The Wine Corner expands into their space at Lahainaluna Rd. and Waine’e. The Wine Corner has a temperature-controlled cellar with the high-end wines you can only get a boutique wine store and are staying away from the wines one can purchase at the general grocery stores and Costco.
Walgreens Opened Its First Full-Service Store - The store is located at 342 Keawe St. across from the Cannery Mall and also has a drive thru window. The 15,238-square-foot store is Walgreens’ fifth full-service store in Hawaii. Store hours are 7 a.m. to midnight seven days a week. The pharmacy will be open Mondays through Fridays from 7 a.m. to 9 p.m., Saturdays from 9 a.m. to 6 p.m., and Sundays from 10 a.m. to 6 p.m.
First Whale Sightings Of 2009 On Maui - A pod of humpback whales were sighted the morning of October 17th off the West Maui coast. Humpback whales winter in Hawaiian waters from about the end of October and early November to the end of April and early May. The whales feed in Alaskan waters and swim to Hawaii to spend the winter months mating, giving birth and caring for their young.
